Our Property Management Fees & Rates

Committed to Providing Affordable Property Management Solutions

We Only Charge Four Fees:

1. Onboarding Fee

We charge a one-time onboarding fee of $99 to initiate our property management services. This fee includes account setup, initial property assessments, and coordination of any necessary paperwork or service arrangements.

2. Monthly Management Fee

Our competitive management fee varies based on the number of units you have with Bay Property Management Group. While some owners pay as low as 3% and others up to 10%, our management fee is 5.5% with a $149 minimum.

3. Leasing Fee

When we successfully place a tenant in your vacant unit, we charge a leasing fee equivalent to one month’s rent. This fee is only applied once the tenant has moved in, not upfront. This ensures you pay only for successful placements.

4. Lease Renewal Fee

Our lease renewal fees is $399. This fee covers a thorough review of your tenants account and maintenance history as well as a full market analysis to make sure we’re getting the best rates.

  • $99 Start-Up Fee (Includes Full Onboarding Report to Ensure Your Home is Rent Ready)

  • Property Management Monthly Fee - 5.5%

  • Lease Renewal Fee - $399

  • I am a newer landlord and decided to manage my property on my own which was not a smart idea. My tenant was consistently paying rent late and giving me the run around. When I started pressuring the tenant to pay on time they started asking for repairs that were unwarranted and calling me at night to spite me. I decided to hire BPMG and they got my property into compliance (I was unaware of the laws) and got the tenant to start paying rent earlier in the month.   • How Are Tenants Chosen For My Property?

    In accordance with Fair Housing guidelines, Bay Property Management Group thoroughly screens each applicant to review credit and criminal background as well as rental history and income & employment verification.

  • Can I Set The Rental Rate For My Property?

    The leasing department at BMG will conduct a comprehensive rental analysis of your property and nearby rentals to recommend a rental rate to ensure maximum ROI.

    Rental rate recommendations consider location, amenities and the overall rental market at the time of listing. It is the owner’s choice as to whether or not to following our recommended listing price.

  • Who Pays For Maintenance And Repairs?

    Depending on the cause of the maintenance issue, either the owner or tenant are responsible for maintenance costs. Your property manager will assist in determining cause and provide quotes for repairs.

  • Can I Do My Own Maintenance Work?

    Yes, however we highly recommend that you use our in-house technicians or our network of licensed professionals. Not only do we contract the best possible rates, but we manage the project and hold our contractors accountable for their work.

  • What Happens If My Tenants Don't Pay Rent?

    Your dedicated property manager will work efficiently to either get your tenant caught up or begin eviction proceedings. You only pay management fees for rent collected – we don’t get paid until you get paid.
